To piggy back off my last post, Im closing on my first personal investment property tomorrow! Total cost to me will be $7,000. With repairs estimated below $5,000 (because we do the work ourselves here, so Im only paying for material this isn't fliporflop
) that's $12,000 out of pocket, the property will have an ARV (after repair value) of $35,000. Where I live $35,000 gets you a decent house. Rents for $700 a month.
