Exterior Window Cleaning...

Our exterior windows are in terrible need of a clean.
What is the going rate to clean them for a house the is 2 floors and 4850 sq feet.
Also is it worth paying extra for Rain X treatment ?

Don't pay for rain treatment. If it rains within a week to a week and a half after you have them cleaned most companies will come back and touch them up for free.

Going rate on a residential house, no difficult climbs for a ladder is $2 per window (outside only). This also includes glass doors. More will apply for storm windows. They should also be cleaning the bottom sill, not the sides of the sills unless there are cobwebs, which they should take down as well.

So $2 per window outside, $2 per window inside.

Garage windows (those little tiny things should be included).

Basement windows may or may not be included in the estimate.

Get on a quarterly or bi-quarterly schedule. Inside glass typically needs cleaned once, MAYBE twice a year if that. You'll be shining all year round.

I have a family member that owns a business.

The $2 per window is the standard rate, but don't be surprised if they charge just a little more than the number of windows you have. After all, you have to consider their travel expenses to get there and whether or not they'll have a hard time getting to some windows (consider it an extra labor cost and its a fair charge, you try getting on a ladder 30 feet up and reaching out on one foot to get the job done :P). Don't go with the cheapest estimate either, you really get what you pay for in that business.

Let me know how it goes after you get it done, though. I'm genuinely interested in hearing the details on how they did the job.

don't forget to tip your window cleaner!

i have 22 windows on my beachfront condo that are hard to get to and most are floor to ceiling 12 footers. i pay $125 inside/outside + $15 tip.

i do get the rain-x, it makes the glass slicker so wind-blown salt-water moist dust doesn't stick as easily.

I forgot to mention if you get screens cleaned as well, those run about a buck a piece, which is a good deal if you are a person who cracks windows from time to time.

I dont know where Jayvis lives but in Cali it's 5 bucks inside and out.

Tracks are an extra 2 bucks.

Screens included though.

Any sky lights , french windows or windows over 15' high are extra.

that makes sense based on what i pay here in socal.

hell, i couldn't compare prices either, the 2 other window cleaners who came by to quote a price siad they wouldn't clean em- too precarious
