The gross sales are supposedly $5000/wk and the margin is supposedly 250% (she told me "two and a half" so that's how I interpreted that for now)
That's actually believable for adult merchandise if you ask me .. Especially factoring in comp DVD sales which actually still sell for some reason here
So if the GOI is $250k that means I could likely keep as much as $150k before the taxes
It seems too good to be true if you ask me
Another thing is the property itself is included in the deal
And the best part is the building is half empty which is another possible stream of income
A sex shop is the last fkn thing I want to own, I think it's a less than solid business
But this is too juicy, this deal.. FFS
If there really are strong consistent sales and there is a debt free property and a store full of inventory I don't see how I can pass on this

Wait and see me buy it only to find out the county won't let me operate any longer or some shit, right? Something has to be wrong, here. I figured on him being in a rush to sell which would make something like that seem likely but he isn't AT ALL
What do you think about this deal
My plan is to acquire income producing real estate - especially commercial deals where I can force appreciation to happen (my day business is going to be reselling automobiles and telephones and etc)

This reminds me of a deal I missed several years ago when this guy sold his salvage yard. It was a huge property with TWO huge shops and a warehouse and heavy equipment everywhere and tools and TWO NICE HOUSES and nearly a thousand cars all for three fifty
So I know juicy deals happen out here but it seems like most are probably hiding something pretty horrific

i´d have thought it could do very well, especially as it´s like something special for couples, going out into the middle of no where, and secretive for the discerning gentleman!

those figures add up with out going into them too...

You're basing anything on an offhand comment which you, by your own admission, don't fully understand?

You also can visit, or have your attorney contact, the county. They will tell you exactly what the operation licenses entail, and whether they are transferable.

Why not park outside on a Friday night or whenever you think the busy hours would be. Watch how many people come out with bags full of stuff over 4 hours, do your own math... Don't forget the coffee

There is one in the next town over and it's constantly packed. Gay dudes go in and hook up in the video booths. So does it have video booths? because who the fuck is spending 5k in the middle of nowhere on dvds and sex toys? A lot of that shit people buy online.

Like someone said, go there and watch the place and see what kind of traffic it has coming in and out.

Also another thing you need to be aware of is that organized crime usually always has their hand in that type of biz. You will more than likely be paying off some mobsters to operate there.

My gut says the woman is being honest with me. I'm skeptical about the numbers. Obviously I am.

Theres a difference between quitting when you're ahead vs just paying someone to manage/run the shop and collecting a side check. Most people aren't going to pass on a guaranteed 250k/Yr
