I can't list my crappy little investment properties for sale on any of the good sites because I'm not a real estate agent... is that something I can half-ass on the quick?

you have to pay them the commission, im a real estate agent and i still pay 4% commissions when i sell my own houses. its well worth it.

You can get training online. It's about 80 hours of classroom (which you can do online) and a test for your state license.

You can do it all for under $600.

In my state (and country) you need to do training as well as 12 months of practical experience at an established agency. :disgust

You're allowed to sell your own property (I did so recently) but to sell on behalf of others you have to do the above. That sucks.

beemk: if you're an agent and you sell your own property then who the hell are you paying a commission to?

he means he list the property on the mls, when another agent finds a buyer he split the commission. I am doing this right now and done it a few times in the past. List your property your self, let the other agents find the buyers, bamm.

I don't get why an agent who is supposed to be getting the maximum price for the seller would share commission with an advocate who is trying to get the minimum price for the buyer... or why they'd even work together...

the normal commission is 3% to the selling agent, 3% to the listing agent (me). i can lower my commission to 1%, and my office still gets 1/3 of my 1%.
